Project Specifications

Reforestation efforts, of the kind that Hope Investments, S.A. is initiating, have been deemed of sufficient national importance by the Panamanian Government that it has provided the incentive of residency to foreigners who participate, and tax incentives for Panamanians who invest. The below section outlines project specifications and describes the project in greater detail.

Physical Specifications

Total Area: 4084.8 Hectares

Location: Chepo Plains on the Bayano River, Province of Panama, Republic of Panama

Accessibility: The Chepo Plains are located within minutes of Tocumen International Airport, east of Panama City on the Panamerican Highway.

Topography

The project is located in a semi-tropical rainforest, between 300-1200 feet above sea level. Four to five months of the year are rainy season. According to the information registered at the IRHE Meteorological Station, Panama, the average precipitation in the region is between 95 to 105 inches and the average temperature is 82º F.

The landscape in the farm area has gently rolling hills. The slope range goes from 5% to 25%. The plantation is located at an average height of 900 feet above sea level, in a zone classified as wooded, very humid and tropical (bmHT).

Humidity is generally 80%.

The soil has a well-developed profile to a depth of 25 feet. Lab analysis indicates the soil to be clay-rich, with a neutral PH.

The agricultural capacity of the soils of this region lies between the IV and VI classes. Potential uses of the land include forestation and tree-harvesting.

The Paja River flows through the farm property. Additionally, the farm has four (4) water wells.

Hope Investment, S.A. will preserve acreage in a virginal state to maintain the ecological equilibrium. In this way, there will be permanent protection of the water wells and the flora and fauna of Hope Forest. Among the animals sought to be protected are Harpy Eagles, parrots, snakes, rabbits, deer and iguanas.

Sowing

Eighty-percent (100%) of the land is planted with Teak (Tectona grandis), with a density of plantings of 1,100 trees per 2.4 acre (10,000 square meter) plot.

The Teak tree is an exotic species originally from Burma and Thailand. The species produces strong, high-grade lumber. Further, Teak is resistant to fire and plagues and is practically immune to natural corrosion, termites and fungus.

Teak is among the most coveted species of tree in the commercial wood market. On current exchanges, Teak is available at $3.60/board foot. Prices have increased 3-4% annually and it is believed that this trend will continue.

Economic Factors

Commercial reforestation is a lucrative, safe, stable business that produces great environmental and economic benefits for the individual farmer/investors and for the country of Panama.

The Barrington Group, Inc. and Hope Investment, S.A. will provide you with title to a 2.4 acre (10,000 square meter) lot with 1,100 Teak tree seedlings already planted. After several phases of thinning out over the 20-year commercial cycle, each lot will ultimately contain between 300-400 trees. The thinning out phases consist of eliminating all but the healthiest trees with the best growth rate, so that only the best trees remain. The thinning is required in order to maximize the healthier trees’ exposure to light and nutrients.

On average, each tree yields between 400-550 board feet of commercial grade timber. Presently, the commercial value of each board foot is $3.60. At this price, each 2.4 acre (10,000 square meter) lot would yield a conservatively estimated value in excess of US$432,000.00. This is an approximate 12.7% annual return. After harvest, individuals continue to hold title to the land.
